The customer asked Wilmot Modular to design a relocatable office space that could also serve as a template for future jobsites throughout the U.S. It was important for the base design to be relocatable, expandable to meet staffing needs, have an industrial façade with stone aesthetics, and maximize interior efficiencies of all spaces. The building had to accommodate non-employees with their own restrooms and card readers for extra security throughout the building.
The jobsite was already improved and asphalted so the need to reduce site disturbance was very important. The building’s orientation and placement were also important because the site also had to accommodate heavy work truck traffic that needed to access construction materials daily.
Doors, Window type, sizing, and placement were decided based on LEED Theory along with incorporating a white rubber roof to mitigate the heat island effect. The parapet roof design in concert with the scuppers and downspouts helped to elevate the exterior design features towards a more permanent-looking structure. The site-constructed clerestory at the main entrance included double transoms and sun shading over the storefront glass door and sidelights.

Modular construction is an accelerated process and saves time and money. This is very important to banks, restaurants, convenience stores, automobile dealerships, new home sales centers, golf pro shops, and other retail buildings. Standard floorplans of mobile and modular buildings are available for immediate delivery while custom buildings are built to the customers specifications in weeks, not months.
Earlier occupancy means quicker return on investment and it is not uncommon for many modular buildings to be up and running in as little as 24 hours. While buildings are being built in a quality-controlled factory, site work is occurring at the same time. This results in a much shorter overall construction period and minimal site disruption.
When an emerging business' needs are short term, temporary or permanent mobile and modular buildings accommodate any financial needs, space requirement, and deadlines.
